Roof repair or full replacement? How to know which one you need

If the damage is minor and your roof is still fairly new then a roof repair is probably all you need. If the roof is old, leaking in several places or the damage is extensive then a full roof replacement is usually the better option.

Before and after of a Charlotte home's roof: worn brown shingles on one side, new gray architectural shingles on the other
The short answer
RepairDamage is small, fairly recent and in one area
ReplaceRoof is old, leaking in several places or damaged all over

That’s the short version. Every roof is different and making the wrong call can cost you money. Fix a roof that in fact needed replacing and you may find yourself paying for repairs all over again. Replace a roof that only needed a bit of work and you’ve just spent a fortune that you didn’t need to.

At Five24 Roofing we’re helping homeowners all over Charlotte, NC and the surrounding area make that decision every week. This guide takes you through the very same signs that our roofing guys look for, in plain English.

Signs a Roof Repair Is Enough

A roof repair will fix just one area of the roof without the need to remove the entire roof. It’s quicker, cheaper and in many cases the right solution. You’ll probably just need a repair if:

A few shingles are missing or damaged

The wind can take off a few shingles. If the rest of the roof is in good condition then a roofer can just replace those individual shingles.

You’ve got one small leak

A single leak is generally due to a cracked shingle, a loose nail or worn sealant around a vent. Finding and patching that one spot will generally stop the water.

The flashing is loose

Flashing is the metal strip around your chimney, skylights and vents. If it’s pulled away then water gets in. Resealing or replacing the flashing is a fairly common and inexpensive repair.

Your roof is less than 15 years old

It’s still got a long life in it, so it makes perfect sense to go in and do a repair.

The damage is in one area

If a fallen branch or a small storm hit just one section, a targeted repair in that one area will get it back to being as good as new.

The key point is that repairs work best when the fault is small, fairly recent and confined to one area.

Signs You Need a Full Roof Replacement

Sometimes a patch simply won’t do. A full roof replacement involves removing the old roof and installing a brand new one. Here are the warning signs that it’s time for a new roof. Tick the ones you’re seeing on your own roof.

If you’re checking off more than one or two of those then it’s time to start talking about a roof replacement.

How Old Is Your Roof? Why Roof Age Matters

Your roof’s age is one of the biggest clues. Every roofing material has a typical lifespan:

3-tab asphalt shingles15–20 years
Architectural (dimensional) shingles25–30 years
Metal roofing40–70 years

Hot Charlotte summers, high humidity and plenty of storms will all have an effect in reducing these numbers. If your roof is approaching the end of its life then even a minor problem could be an indication that further problems are on the way.

Don’t know how old your roof is? Check your home purchase docs, ask the previous owner or have a roofing contractor take a look. A trained eye can generally tell you how much life is left in your roof.

Roof Repair Cost vs. Roof Replacement Cost

A roof repair will almost always be cheaper up front. The cheapest option available today however isn’t necessarily the cheapest option over the long term.

Many roofers will use the 30% rule as a simple guide: if the cost of the repair is going to be more than about 30% of the cost of a new roof then replacement is normally the better option. You’d be spending a lot of money on a roof that’s still going to be wearing out.

A new roof also brings benefits a repair can’t:

  • A new manufacturer’s warrantyAs GAF and CertainTeed certified roofers we can provide a solid warranty on new roofs.
  • Better energy efficiencyNewer shingles and good attic ventilation will go a long way to keeping your house cool in the summer.
  • Higher home valueA new roof is a massive selling point if you ever do intend to sell.
  • Peace of mindNo more worrying when a storm comes through.

Storm Damage and Insurance Claims in Charlotte

Charlotte weather is tough on roofs. Hail, high winds, heavy rain and the odd tropical storm can all result in roof damage (sometimes damage you can’t see from the ground).

After a big storm, look for:

  • Missing or torn shingles in your yard

  • Dents on gutters, vents, or downspouts (a common sign of hail damage)

  • New water spots on ceilings or walls

If a storm has damaged your roof your homeowners insurance may cover the cost of a repair or even a full roof replacement. It’s essential to get a professional roof inspection to establish precisely what damage has been done before contacting your insurance company. Five24 Roofing can take photos of the damage as part of your claim.

Roof Repair vs. Replacement FAQ

Can you put new shingles over the old roof?

Occasionally you can, but it’s generally not the best idea. You’re just hiding the problems underneath and adding weight. A full tear-off allows your roofer to inspect and repair the decking.

How long does a roof replacement take?

Most houses in the Charlotte area can be re-roofed in one or two days (depending on the size and the weather of course).

Is a small leak an emergency?

It can become one. A small leak can lead to mold, rotted wood and damage to the ceiling. Best to get a roof repair scheduled as soon as you see one.

How often should you have a roof inspected?

Once a year is a good rule of thumb, plus after any major storm. A regular inspection will pick up on small issues before they turn into big, expensive problems.
